Tips On Purchasing a Riverfront Condo

There are a few differences when in selling a river condo and selling a riverfront home. The biggest difference is that with a condo, you can put most of your efforts into making the interior look great, rather than dividing your funds over the exterior and interior as you would with a river home. You can use the freed up time and money you would normally use for the exterior to really make the inside of the condo look sharp.

It is important to create a warm and welcoming environment within your condo. Most river condos are smaller than the average As most riverfront home, which makes it very important to make the most of your available space. Give the condo a good cleaning, remove any clutter, and pack up any personal belongings you want need. This is allow you to maximize the limited space you have.

It is also helpful to have as much details about the building and the management group for the building readily available for prospective buyers to review. Buyers can review the information and feel confident about buying the condo and not being surprised about undisclosed management issues and building rules.

Now it’s time to begin the staging process to get your river condo available for sale. If your condo has any special architectural details that buyers would find desirable, they should be featured prominently. Condos, especially high-rise condos that have a great view of the river should be staged in a way to make the view of the river a focal point of the room.

Make sure your balcony is free of clutter and is organized. Ask you real estate agent for advice on other ways to improve how your condo is organized. Sometimes the little things make a big impact on potential buyers. Having someone else look around can give you an idea of how your buyer may see the condo.

In Closing

If the agent offers you any advice, don’t take it the wrong way. Use the information to improve the way your condo looks and remember the real estate agent wants to help you get top dollar for your condo.

Resolved Question: Should Israel take care of Iran now?

Effects of ill-advised CIA plot in Iran still haunts U.S.
By John M. Crisp

11/27/06 — – - (SH) – Now that Iran looms on our horizon, here’s a story that every American should know. Journalist Sandra Mackey tells it in “The Iranians,” as does Daniel Yergin in “The Prize,” his monumental history of oil. But the best extended version of the story that I’ve read is in “All the Shah’s Men” by Stephen Kinzer. Although other historians have told this story as well, I suspect that the average American has never heard of Mohammad Mossadegh and Operation Ajax. To make a long story short:
Kinzer says that democracy dawned in Iran in 1891 when the shah’s wives – he had a harem of around 1,600 – gave up smoking in protest of the shah’s sale of the tobacco concession to the British. In fact, the shah, Nasir al-Din, sold concessions of all sorts – mineral rights, railroads, banks – to foreigners in order to support his extravagant tastes. But the shah’s son committed an even greater treachery on his own country by selling the oil concession to William Knox D’Arcy in 1901, granting exclusive rights to Iranian petroleum to the British for a period of 60 years.

The unfavorable terms of this concession, as well as many other abuses of monarchial power, led to the Iranian Revolution of 1905, the diminishment of the shah’s power, the establishment of a parliament and the beginnings of a democratic tradition in Iran. In the meantime, D’Arcy discovered oil, a resource that suddenly became enormously valuable when Britain converted its coal-burning warships to oil just before World War I.

Naturally, the British favored a friendly, compliant monarchy to balance the power of the parliament, which might have other ideas about the extremely unfavorable terms of the petroleum concession. They found their man in Reza Khan and staged a coup in 1921. Reza soon became the shah, a dictatorial leader who suppressed the parliament and fathered Mohammad Reza, who Americans know as the shah of Iran.

The succession of Mohammad Reza, a weak leader with the personality of a playboy, provided an opportunity for the parliament to reassert power in Iran, which it did, under the leadership of Mohammad Mossadegh, a well-educated eccentric who had opposed the shah for many years. By 1951, Mossadegh was the prime minister, and he had emerged as an international spokesman for a global wave of anti-colonial nationalism. He addressed the United Nations and appeared on the cover of “Time” magazine. When Britain refused to renegotiate the exploitative terms of its oil concession, Iran nationalized the petroleum industry, to Britain’s great consternation.

The British hinted at an armed invasion and planned a coup, but were unable to acquire the cooperation of President Truman, who had more sympathy for the emerging nationalism of the former colonies than for the old colonial powers. Things changed, however, when Eisenhower became president in 1952. The Dulles brothers, John Foster as secretary of State and Allen as CIA director, both devoted anti-Communists, convinced Eisenhower to support a coup that would depose Mossadegh and restore the power of the shah to stand as a bulwark against the U.S.S.R.

Operation Ajax, planned and financed by the CIA and orchestrated by Kermit Roosevelt, grandson of Teddy Roosevelt, was pulled off in August 1953. Hundreds died. Mossadegh was sent to prison for three years and spent the last 11 years of his life under house arrest. Supported by the U.S., the shah became a dictator who controlled Iran with secret police and terror until he was deposed in 1979, when, some historians believe, the U.S. hostages were taken in order to prevent another restoration of the Shah, like the one that occurred in 1953.

Although most Americans never knew or have forgotten this story, many Iranians have not, and the effects of Operation Ajax persist. But the point of the story isn’t to berate ourselves over an unseemly intervention into Iran more than 50 years ago. We should note, however, that the story implies that the current radical regime in Iran isn’t inevitable, nor does it enjoy the support of all Iranians. Our diplomacy should be careful not to weaken moderates by overly demonizing the leadership. As bad as its leadership is at present, the country itself isn’t inherently evil and it retains echoes of a short-lived democratic tradition in its past.

Resolved Question: Are Their Any Mistakes In My Rothschild Timeline??? :D ?
okay if you don’t like conspiracy’s don’t bother reading all of this – Im trying to perfect my timeline so anyone who knows any history to do with the ‘13 bloodlines’ or the Rothschilds would be helpful.

The Rothschild Bloodline

The Rothschild Family (Often referred to simply as
the Rothschilds) is an international banking and
finance dynasty of German Jewish origin that
established operations across Europe, and was
ennobled by the Austrian and British Governments.

The family’s rise to international prominence:

Mayer Amschel Rothschild (1744-1812).

He developed a finance house and spread his empire
by installing each of his five sons in European
cities to conduct business. An essential part of
Mayer Rothschild’s strategy for future success was
to keep control of their business in family hands,
allowing them to maintain full descretion about the
size of their wealth and their business
achievements.
Mayer Rothschild successfully kept the fortune in
the family with carefully arranged marriages
between closely related family members.

His 5 sons were:

Amschel Mayer Rothschild (1773-1855): Frankfurt
Salomon Mayer Rothschild (1774-1855): Vienna
Nathan Mayer Rothschild (1777-1836): London
Calmann Mayer Rothschild (1788-1855): Naples
James Mayer Rothschild (1792-1868): Paris

The acclaimd poet Ezra Pound, in his World War II
radio propoganda broadcasts from Facist Italy,
openly named the Rothschilds as masters of a
clique of banking houses that caused the World Wars,
in order to profit from them and get countries in
debt to the lending central banks which Pound
claimed the Rothschilds interests owned and
exercised control of a nation’s policy by having
the power to issue the nation’s money.

The Timeline:

1790: Mayer Amschel Rothschild states,
“Let me issue and control a nation’s money and
I care not who writes the laws.”

1791: The Rothschilds get, “control of a nation’s
money.” through Alexander Hamilton (their agent
in George Washington’s cabinet) when they set up
a central bank in the USA called the First Bank
of the United States. This is established with
a 20 year charter.

1811: The charter for the Rothschild Bank of the
United States runs out and Congress votes against
its renewal. Nathan Mayer Rothschild is not
amused and he states,
“Either the application for renewal for the charter
is granted, or the United States will find itself
involved in a most disastrous war.”
However the United States stands firm and the
Charter is not renewed, which causes Nathan Mayer
Rothschild to issue another threat,

“Teach those impudent Americans a lesson. Bring
them back to colonial status.”

1812: Backed by Rothschild money, and Nathan Mayer
Rothschild’s orders, the British declare war on
the United States.
The Rothschilds plan was to cause the United States
to build up such a debt in fighting this war that
they would have to surrender to the Rothschilds,
and allow the charter for the Rothschild owned
First Bank of the United States to be renewed.

1816: The American Congress passes a bill
permitting yet another Rothschild dominated central
bank, which gives the Rothschilds control of the
American money supply again.
This is called the Second Bank of the United States
and is given a twenty year charter.
The British war against America therefore ends
with the deaths of thousands of British and
American soldiers, but the Rothschilds got their
bank.

1832: President Andrew Jackson (the 7th President
of the United States from 1829 to 1837), runs
the campaign for his second term in office under
the slogan “Jackson And No Bank!”
This is in reference to his plan to take control
of the American money system to benefit the
American people, not for the profiteering of the
Rothschilds.

1833: President Andrew Jackson starts removing the
goverment’s deposits from the Rothschild controlled,
Second Bank of the United Stats and instead
deposits them into banks directed by democratic
bankers.
This causes the Rothschilds to panic and so they
do what they do best, contract the money supply
causing a depression.

President Jackson knows what they are up to and
later states,
“You are a den of thieves and vipers, and I intend
to route you out, and by the Eternal God, I will
route you out.”

1835: On January 30th, an assassin tries to shoot
President Jackson, but miraculously both of the
assassin’s pistols misfired.

President Jackson would later claim that he knew
the Rothschilds were responsible for the
attempted assassination.

1836: Following his years of fighting against
the Rothschilds and their central bank of America,
President Andrew Jackson finally succeeds in
throwing the Rothschild central bank out of America,
when the bank’s charter is not renewed.

1841: President John Tyler (the 10th president of
the United States From 1841 to 1845) vetoed the
act to renew the charter for t

Getting Your Home Ready For Appraisal

You and your buyer have agreed on a purchase price for your home. All the bank’s paperwork is ready. All they are waiting for is the appraisal to be finished.

Sales Contract

When an appraiser looks at a home, there are several factors that go into determining the homes appraised value. The contract is one of the primary indicators the appraiser uses to assign value. A home’s worth is determined by what someone else is willing to pay for it. When two parties agree on a purchase price, they are determining the homes worth.

Existing Home Sales

When a home is sold, the bank requires an appraisal to verify the value of the property. A record of these sales are held at the county courthouse. In general an acceptable comparable home must be within 15 miles of the home, in a similar community, and occurred within the past 6 months. The closer the homes are together and the more recent the comparable sale the better the comparable is for the establishing value.

Appraisers will also look at the features of the house when determining value. Things like square footage, condition, age of the house, lot size, and craftsmanship all go into determining what makes a good comparables. Generally, an appraiser will use 3 comparable properties to help determine the appraised value.

Final Thoughts

When preparing for your appraisal, there are a few things that you can do to help establish value. Show that the home has been well cared for by having the interior and exterior of home clean and free of clutter, have the grass mowed and shrubbery trimmed, and be available to answer questions and to discuss any repairs and or renovations with the appraiser.

There are several number of ways in which to commute to San Francisco during the work week. These include your car, commuter bus, ferry and, for the intrepid, your bicycle. For many, a particularly impressive sight during their commute is the truly magnificent Golden Gate Bridge. A tidbit of information about the bridge is that the San Francisco Chronicle called it a thirty-five million dollar steel harp when it first opened in 1937. Information source: www.motorvista.com.

Many Californians find that driving ones own car is the most efficient option as the commute itself usually arent the only travel plans for a given day. A trip to the gym, a lunch date, and a business meeting or two are often part of ones schedule. Often, a taxi or public transportation, such as bus or a colorful cable car, will make these trips quite handily!

According to a Web site called Motor Vista, and the year 2000 Census figures, 86% of all commuters in Kentfield ride to work in a car. Those who commute to work from Kentfield typically spend forty-five to fifty-nine minutes getting there. And, of the estimated 2,757 workers living in Kentfield, an amazing 92% took the trip solo, meaning they didnt travel in the HOV lanes to get there faster.

Except for a chauffeured limo, Golden Gate Transit offers what most find the most attractive option ” being driven from Point A to Point B in an air-conditioned bus. While far from glamorous, these buses are quite dependable and have restrooms aboard.

During the week, this line runs frequently from 4:42 am to 9:03 am and from 2:56 pm to 6:56 pm. They take about one hour from either of the two stops in Kentfield to the Folsom and 7th Street stop in the City. Probably the only worry you might have during the heavy part of rush hour is whether youll be able to find a seat. To locate the schedules, just Google Golden Gate Transit.

Then, there is the Golden Gate Ferry, which offers services from Larkspur, which is less than two miles, or about five minutes, from Kentfield in normal traffic. Of course, one should expect it to take longer during rush hour. Parking is plentiful at the Larkspur Ferry lot.

The Ferry takes you across San Francisco Bay to the Ferry Building on the Embarcadero in San Francisco, which is very close to the Citys Financial District. It takes about a half an hour and is pleasant all year round. That is unless you ride outside the protected areas of the boat, where it can be downright cold. For the schedule, just Google Golden Gate Ferry.

For those more daring, adventurous Kentfield bicyclists, the trip to San Franciscos Financial District can be even quicker if you are an especially competitive cyclist. Its important to join the site first to be able to access all the information that they make available to bicyclists. A detailed map of the bike path of the 22.9 mile trip is available on the Web site www.bikely.com. Dont forget that safety comes first!

HUD Housing for Rent

The HUD housing program is a very important social program that helps people rent subsidized housing. Many people living in poverty are unable to pay rent for regular housing and must turn to HUD for help.

Before you even start searching for HUD housing, you have to get qualified by HUD. You can find qualification information directly from HUDs website or you can call them up.

The next stop would be to head down to a housing agency and get the forms and fill it out. Take with you tax information, pay stub, and any other document that shows your income is within HUDs restrictions.

Some resources you might want to use for finding HUD housing are the rental house magazines you find at supermarkets or next to bus stops. These magazines can give you a good idea of the HUD housing available in the area, especially if you are new in town.

If you have some friends that lived in HUD housing before, you can inquire them about some recommendations. They can tell you whether or not a particular HUD housing that they have lived in was good or not. They can also tell you what to expect from living in HUD housing.

Go online and search for HUD housing using craigslist. This is a free website where sellers can list their products and buyers can find something they want. Many landlords list their HUD housing there, and you should be able to find something there.

Be cautious when you are look for HUD housing online. Some people will try to trick you by asking you to send a deposit first. You should always go and look at the HUD housing first with the owner. Make sure they actually own the place.

In order to protect your property that you have in HUD housing, you should buy renters insurance. This will protect your property in case of theft or other unfortunate events that befall on your assets.
