Planning to purchase a home or to refinance the home that you already own? If so, it is in your best interest to learn more about the Home Valuation Code of Conduct (HVCC) guidelines, as this new rule could have a significant impact on the entire process.

The sole purpose of the HVCC is to protect property appraisers from being forced into overvaluing the property in order to help get the mortgage or refinancing loan approved. The HVCC guidelines aren’t a law. They are guidelines that Freddie Mac and Fannie Mae have put into place. Since Fannie Mae and Freddie Mac ultimately purchase about 80% of mortgages in the United States, however, these guidelines essentially govern the entire mortgage market. Under HVCC guidelines, mortgage brokers and lenders cannot hire their own appraisers to determine the value of a property. Hence they generally must go through an appraisal management company to assign an appraiser.

There are various reasons for the implementation of the HVCC guidelines, though the biggest reason is because extravagant appraisals have been largely blamed for the overblown housing prices that helped create our current economic situation. To ensure that these problems do not crop up again, the HVCC guidelines were put into place. Apparently reasonable, these guidelines have lead to a multitude of complaints from appraiser, real estate agents and mortgage brokers.

The main complaint against the HVCC guidelines is the fact that it slows down the entire loan approval process. Of course, during a time when we are trying to jumpstart the economy, slowing down the loan approval process is certainly not something that most people want to see.

One more complaint on the subject of HVCC guidelines is that they result in an increase in fees that clients have to pay for their appraisals. At one time appraisals used to cost about $200 to $300 to complete, they now cost $400 or more because mortgage brokers and lenders have to pay the appraisal management company for its services.

They also force lenders and real estate agents to work with appraisers who are not as skilled as independent appraisers according to some critics of the HVCC guidelines. In addition, they claim that appraisal management companies are hiring appraisers from other regions, which means they are not familiar with the local markets and are giving undue weight to distressed properties and foreclosed properties when determining their appraised values. By forcing them to work through appraisal management companies, the numbers of inaccurate appraisals are increasing. As a result, they say more sales are failing to close.

The bottom line for you as a buyer or as someone who wants to refinance your home is that you may find yourself spending more on your appraisal than you would have before the HVCC guidelines were put into place. In addition, the process of getting your loan will likely take about a week longer than it used to. Be aware that you do have the right to insist on receiving and appraiser who is properly qualified to assess the particular property you are interested in financing, although you and the lender cannot select the specific appraiser that you want. So, exercise this right in order to get the best results possible.

Resolved Question: How Can *Anyone* Find Angelina Jolie Remotely Attracrtive ?!?

Angelina Jolie is one of the ugliest celebrities or women I have ever seen! I thought that as soon as I saw her face online a few years ago and I didn’t even know who she was.

I can’t understand how anyone can find her remotely attractive at all!
She has abnormally huge lips that are shaped like a Bass or trout fish (many men have said ugly Carp lips) especially her lower lip! Every time I see her face online I have to click it off I can’t even stand to look at her!

I’m not alone either I have found many other people including many heterosexual men saying exactly the same thing!

One guy posted a picture of 2 fish and said Angelina looks just like this and he said at least with other actresses you don’t need a fishing license to watch their films!

Another guy on another site said how can anyone find her huge sausage lips attractive, and another guy said sausage lips? You mean they are like this, and he posted a picture of a fish with an eek emoticon.

On another message board many people were s aying these things about her too and a woman said that her husband said she looks like she should be thrown back into the ocean. Many men said the last time they saw lips like hers they were on the end of a fishook!

Another guy said he always found Angelina unattractive with big over-sized frog lips! And another guy on another message board said he always thought she was ugly and that she looks like freaking Howard the Duck!

Another woman said her husband thinks she’s ugly and he calls her anus mouth. One guy said Jon Voight doesn’t make pretty babies sorry.

Also there are many web sites discussing and showing her before and after plastic surgeries,her nose jobs, her cheek implants ,etc and someone said that even though she’s had a lot of plastic surgery it didn’t help because she still looks like a fish. Scarlet Johanson,Jessica Alba and Liv Tyler all have lips that are too big,but they still have pretty looking mouths because their lips have a very pretty shape not fish shaped like *UGLY* Angelina!

And also the only other people I have ever seen with big ugly fish shaped lips like hers are an actor on the soap thats going off the air, Guiding Light and he plays a religious Father, and the actress who is in her 70’s Carolyn Conwell who played Paul’s mother on The Young and The Restless from 1980-2004 and they are ugly too and I could never stand to look at them either!

A guy recently said on nbcnework.com that he always thought Angelina was ugly with her big catfish lips, and he said she looks like the fish he used to catch in the lake when he was a kid!

On a site askville 2 married men said they think Angelina is the ugliest celebrity and one of these men said that she has lips like a Kissing Gourami fish!

And on another site where they showed before and after plastic surgery Angelina had including an obvious nose job, a guy said really ugly woman with a skeleton body and a fish face. And by the way I was considered by most people to be a strikingly beautiful baby, child and teenager. Many strangers would come up to me and my parents in public places and say what a gorgeous , beautiful baby and child. I never had big lips, I had /have normal size lips and a pretty delicate shaped mouth, and even as a baby and child I had high cheek bones, a small pretty shaped nose, an oval shaped face, very big dark brown beautiful deepset doe eyes , light skin, strawberries and cream complexion, no freckles and red blonde hair that was much redder than strawberry blonde.

My mother was an artist and she went to art school and she even sold some of her sculptures in a few local galleries. She drew me in pastels when I was 5, she sculpted my face when I was 7 and she drew me in charcoal pencil which I sat for when I was 18.

My mother never drew or sculpted my sister who is 4 years older though and was only considered very cute and average pretty and who looks nothing like me.

My mother saw people feature by feature as an artist and I once asked her if she thought a soap actress was pretty and she said, no she has an ugly nose, and she did, her nose was kind of flat and kind of spread out shaped.

I just know if she saw Angelina Jolie and I asked her if she thought she was pretty, she would have said no she has an ugly mouth with ugly huge fish shaped lips.

She also drew and sculpted a few black people and she never drew or sculpted anyone with huge ugly fish shaped lips.

Not to sound racist but I have never seen a black person with ugly shaped fish lips like Angelina’s either.
And on an African American forum recently in a topic of Halle Berry voted # 3 on a recent poll of most beautiful woman, a poster said she thinks Angelina Jolie has an ugly mouth.

Another poster on this site said her lips look like they belong on a fish, and another said she resembles a trout and that her eyes are too far apart and her lips are too big.
And on this very site a guy thanked me for posting this and he said he thought he was the olny guy who thought Angelina was butt ugly! And on the same site a guy made a topic Does Anyone Else Think Angelina Jolie looks like a fish and most people said yes she does and one poster posted a link to a picture of her the same picture you have of her here to demonstrate it!

And also on this very site there have been quite a few people including men who posted topics besides me about how ugly and overrated they think she is and one guy said he thinks she’s extremely ugly with lips that look like a baboon donated them!

And a bisexual guy said, on Yahoo! Answers in a topic for bisexual men and women on who they think is hotter Brad or Angelina, Brad he thinks Angelina Jolie is ugly! And another guy said on another forum that h
And another guy said on another forum that he hates Angelina Jolie’s face and her face is a paper bagger if there ever was one.He said when a woman’s lips are bigger and more protruding than the original bumpers on a Mustang 2 there is a problem!

And a woman said that she & her boyfriend think she’s ugly & both call her an*s mouth. And a guy said his girlfriend is a model and most people tell her she’s beautiful & he said he thinks Angelina is ugly and that she has ugly big fish looking lips.

And many men who reviewed the trailer for her Tomb Raider Lara Croft film, in 2000-2002 on a site Firingsquad said Angelina Jolie is pretty ugly and they mentioned her lips.

Find a website that has prepaid rooms and that offers a low price guarantee. Book in advance and book a non refundable room if that works for you. This will probably combined save you 40% off your hotel room.
